What is Two-Way Calendar Sync?
Two-way calendar synchronization is an automated process that ensures a vacation rental's availability is consistent across all listing platforms. It establishes a bi-directional flow of information between a property's calendars on various online travel agencies (OTAs), its direct booking website, and a central property management system.
When a reservation is made, modified, or canceled on one channel, the system automatically updates the availability on all other connected calendars in real-time.

How it works
Two-way sync operates through one of two main methods: iCal or API integration. An iCal connection periodically imports and exports calendar data using a shared link, but can experience delays.
An API (Application Programming Interface) connection, which is more robust, creates a direct, near-instantaneous link between systems. When a guest books a property on Platform A, the API immediately communicates this to a central system, which then pushes the updated availability to Platforms B, C, and D, blocking the dates.
Vacation rental channel managers, often integrated within a property management system like Lodgify, use API-based two-way sync to reliably manage calendars, rates, and bookings across dozens of channels from one dashboard.
Why it matters
The primary importance of two-way sync is the prevention of double bookings, which can damage a host's reputation and incur penalties. It saves hosts a significant amount of time by eliminating the need for manual calendar updates across multiple platforms.
By enabling confident multi-channel distribution, two-way sync helps hosts maximize their property's visibility, increase occupancy rates, and ultimately grow their revenue without increasing their administrative burden.
Examples
- A host lists their cabin on Airbnb, Vrbo, and their own direct booking website. When a guest books a week in July via Airbnb, the two-way sync instantly blocks those dates on the Vrbo and direct booking site calendars.
- A property manager blocks off October 10-12 for maintenance in their central property management system (PMS). The two-way sync automatically pushes this block to all connected OTAs, making the property unavailable for guest bookings during that period.
- A guest cancels their reservation for a city apartment on Booking.com. The API-based two-way sync immediately re-opens those dates not only on Booking.com but also on the host's direct site and all other channels.
- A host accepts a booking request over the phone and manually enters it into their master calendar. The sync technology updates their availability on all online channels, preventing an online booking from overlapping with the phone booking.
