What Is an API?

An API acts as a software intermediary, enabling two separate applications to talk to one another. It defines the proper way for a program to request services or data from another program.

In the vacation rental industry, APIs are the technical foundation that allows property management systems (PMS), online travel agencies (OTAs), dynamic pricing tools, and other software to connect and operate in sync.

How it works

When you want two software systems to share information, one system sends a request to the other's API. The API receives this request, translates it so its own system can understand, retrieves the requested information or performs an action, and then sends a response back to the original system.

For example, a property management system like Lodgify uses APIs to connect its channel manager to OTAs like Airbnb and Booking.com. When a booking is made on Airbnb, its API sends the data to the PMS, which then automatically updates its central calendar.

APIs are critical for modern vacation rental management because they enable automation and integration, saving hosts significant time and reducing manual errors. By connecting disparate systems—such as a PMS, booking channels, payment processors, and smart locks—APIs create a centralized and efficient operational ecosystem.

  • A smart lock system offers an API that connects to a PMS. When a booking is confirmed, the PMS API sends guest and stay information to the smart lock API, which generates a unique access code valid only for the duration of the stay.
  • A direct booking website uses an API to connect to a payment gateway like Stripe or PayPal. When a guest pays for a stay, the API securely handles the transaction, confirms payment, and updates the booking status in the PMS without manual intervention.
