What is Sell Rate?
The sell rate is the final price presented to a guest before they complete a booking. This rate encompasses the base nightly charges for the entire stay, plus any additional mandatory fees such as cleaning fees, service fees, resort fees, or pet fees.
Applicable taxes, like transient occupancy tax or VAT, are also included in this final amount, representing the total cost of the reservation from the guest's perspective.

How it works
To calculate the sell rate, a property manager or host begins with the base rate per night and multiplies it by the number of nights. To this subtotal, all mandatory, non-commissionable fees (e.g., cleaning, pet fee) are added.
Finally, any applicable taxes and percentage-based service fees (like OTA commissions charged to the guest) are calculated and added to the total. This final figure is the sell rate, which is displayed to the potential guest on an online travel agency (OTA) or a direct booking website.
It is the amount the guest agrees to pay to confirm their reservation.
Why it matters
The sell rate is crucial for pricing transparency and maintaining guest trust, as it avoids unexpected costs at checkout. It directly influences booking conversion rates and a property's competitiveness within its market.
For hosts, the sell rate is the basis for calculating gross revenue, which is essential for analyzing profitability against operating expenses and channel commissions. The industry shift towards total price display on booking platforms further elevates the importance of clearly presenting the final sell rate.
Examples
- A host lists a cabin for a 3-night weekend with a base rate of $200/night ($600 total), a $100 cleaning fee, and a 10% occupancy tax. The sell rate displayed to the guest is calculated as ($600 + $100) * 1.10, totaling $770.
- A property manager's net rate for a 4-night stay is $800. The booking channel adds a 15% guest service fee ($120) and $80 in taxes. The final sell rate presented to the guest on the platform is $1,000.
- A host using a Lodgify website wants to show the total price upfront. They configure their booking engine to display the sell rate, which includes the nightly rate, a $50 pet fee, and a $25 resort fee, providing full transparency to the guest from the start.
- During the off-season, a condo owner sets a nightly rate of $120 for a 5-night stay ($600). They add a standard $75 cleaning fee. The sell rate, before taxes, is presented to the guest as $675.
