What is Total Price Display?

Updated 2026-05-28

Total price display, also known as upfront or all-in pricing, shows prospective guests the complete cost of a stay, including the nightly rate, cleaning fees, and service fees, from the initial search. This contrasts with the traditional model where additional fees are only revealed at the final checkout page.

The approach provides greater transparency, prevents surprises for the traveler, and is becoming a standard due to guest demand and new regulations.

How it works

When a guest searches for a rental on a platform using total price display, the prices in the search results already include all mandatory, non-governmental fees. The platform typically calculates this by adding all required fees (like cleaning and host service fees) to the total base rate, then dividing by the number of nights to show an average nightly price.

While this makes the price a guest first sees very close to the final price, government-mandated taxes are often still calculated and added on the final payment screen.

Why it matters

Adopting total price display builds guest trust and can lead to higher booking conversion rates, as travelers are less likely to abandon their booking due to sticker shock at checkout. While it may make initial nightly rates appear higher, it creates a fairer, more competitive marketplace where guests can easily compare the true cost of different properties.

For hosts, this means pricing strategies must focus on the all-in cost to remain attractive against competitors.

Examples

  • A guest searching on Airbnb for a 3-night stay sees a price of €150/night. This rate already has the host's cleaning fee and the platform's service fee factored in, resulting in a booking subtotal of €450 before city taxes are applied.
  • A property manager lists a beach house with a $200 nightly rate and a $150 cleaning fee. For a 4-night stay, a channel like Vrbo using total price display might show a price of $237.50/night in search results instead of the $200 base rate.
  • Responding to the FTC's proposed Junk Fees Rule, a host adjusts their direct booking website to display a single, all-inclusive price. A clear tooltip shows a breakdown of the rate, cleaning fee, and pet fee, with only the local lodging tax added at checkout.
  • A host notices their booking conversion rate has increased by 10% since a major OTA switched to total price display. Even though their visible nightly rate is higher, fewer potential guests are dropping off during the payment process.

Frequently asked questions

Does total price display include all taxes?+
Typically, it includes all host and platform fees but often excludes government-imposed taxes like transient occupancy tax (TOT) or VAT. These are usually calculated and shown separately at the final payment step, though this can vary by platform and region.
Will showing a higher upfront price hurt my bookings?+
While the initial displayed rate might seem higher, platform data suggests that transparency builds trust and reduces cart abandonment. Guests tend to compare the total cost eventually, so showing it upfront can improve your conversion rate compared to competitors who hide fees until the end.
Is total price display a legal requirement?+
It is becoming a legal requirement in an increasing number of jurisdictions. The European Union has had strong price transparency rules for years. In the U.S., states like California and proposed federal regulations such as the FTC's 'Junk Fees Rule' are mandating all-inclusive pricing for hotels and short-term rentals.
How can I implement total price display on my direct booking website?+
Most modern booking engines have settings for price display. On a direct booking website built with a platform like Lodgify, you can configure your settings to display an all-in price or to clearly itemize all costs on the booking page, allowing you to align with transparency best practices.
