What is Listing Sync?

Updated 2026-05-28

Listing sync refers to the function within vacation rental software that pushes changes to a property's core content to all connected online travel agencies (OTAs) and a direct booking website. This ensures that details like amenities, house rules, and photos are consistent everywhere the property is advertised.

It is a key feature of channel management that saves hosts from having to manually update each listing on every platform.

How it works

A property manager or host makes a change to a listing's content within their central property management system (PMS) or channel manager. For example, they might upload new photos, update the main description, or add a newly available amenity.

The software then uses its API integration with various booking channels to push these updates to the respective listings on platforms like Airbnb, Vrbo, and Booking.com. This process automatically overwrites the old information, ensuring data consistency across all distribution channels without the need for manual entry on each site.

Platforms like Lodgify include a channel manager to automate this process.

Why it matters

Listing sync is critical for maintaining accuracy and consistency, which builds guest trust and prevents booking issues related to incorrect information. It saves hosts a significant amount of time and effort by eliminating the repetitive task of updating each channel individually.

This also reduces the risk of human error, ensuring that all potential guests see the same up-to-date information, which can improve conversion rates and guest satisfaction.

Examples

  • A host purchases a new espresso machine for their rental. They add 'Espresso Machine' to the amenity list in their PMS, and the listing sync feature automatically updates the amenities on their Airbnb, Vrbo, and direct booking website listings.
  • Following a renovation, a property manager uploads new professional photos to their central dashboard. Listing sync replaces the old photos with the new ones on all connected OTAs within hours.
  • To better target families, a host re-writes their listing title and description to highlight family-friendly features. They make the change once, and it is automatically populated across all their advertising channels.
  • A manager decides to change the property's pet policy from 'No Pets Allowed' to 'Small Dogs Welcome'. They update the house rules in their software, and the listing sync function ensures the policy is consistently stated everywhere the property is listed.

Frequently asked questions

What is the difference between listing sync and availability sync?+
Listing sync updates static property content like descriptions, photos, and amenities. Availability sync (or calendar sync) updates a property's calendar, rates, and availability to prevent double bookings. Both are key functions of a channel manager.
What property information is typically included in a listing sync?+
Commonly synchronized data includes the listing title, property description, photos and their order/captions, amenity checklists, house rules, and information about check-in/out procedures.
How quickly are changes updated across channels?+
The speed of synchronization can vary depending on the PMS, the specific OTA, and the type of data being updated. Some changes may appear almost instantly, while others might take several hours to propagate across all channels.
Do all OTAs support full listing sync?+
API capabilities vary between OTAs. Most major channels like Airbnb, Vrbo, and Booking.com support robust listing sync for a wide range of content. However, some niche channels may have limitations, only allowing for synchronization of basic information.
