Availability sync is the automated process responsible for keeping a vacation rental's calendar up-to-date across multiple platforms, such as online travel agencies (OTAs), a direct booking website, and metasearch engines. When a property is booked on one channel, the synchronization technology automatically blocks those dates on all other connected channels.

This practice ensures that potential guests always see accurate availability information, which is a critical component of multi-channel distribution.

How it works

Availability sync operates through a central calendar that serves as the single source of truth for a property's availability. Property management systems like Lodgify provide a channel manager that connects this master calendar to various channels via API integrations or iCal feeds.

When a new booking is received on any platform, the channel manager instantly updates the master calendar. This change is then immediately pushed to all other connected channels, marking the dates as unavailable and preventing other guests from reserving them.
