What is a Smart Lock?

Updated 2026-05-27

A smart lock is an electromechanical locking device that allows a door to be opened without a physical key. It replaces or augments a traditional deadbolt and can be controlled remotely via a smartphone app, a web dashboard, or locally via a keypad or Bluetooth.

For vacation rentals, smart locks facilitate check-in by enabling hosts to generate and assign unique, time-sensitive access codes for guests, cleaning staff, and maintenance personnel. This eliminates the need for in-person key exchanges, enhances security by creating an audit trail, and allows for remote management of property access from anywhere.

How it works

Most smart locks connect to a property's Wi-Fi network, allowing for remote operation. A host uses a companion mobile app or web portal to manage the lock.

For each booking, a unique access code can be generated, often automatically through integration with a Property Management System (PMS). For example, platforms like Lodgify can integrate with smart lock systems to automate code generation and distribution.

This code is programmed to be active only for the duration of the guest's stay, for example, from 3:00 PM on their arrival date to 11:00 AM on their departure date. The guest receives the code via email or text and enters it on the lock's keypad to gain entry.

Why it matters

For property managers, smart locks streamline operations by automating guest check-in and eliminating the logistical challenges of managing physical keys. This improves the guest experience by providing flexible, contact-free arrival.

They also increase security, as codes can be instantly revoked and there are no keys to be lost or duplicated. An activity log provides a clear record of who has entered the property and when, offering greater oversight and peace of mind for hosts and owners.

Examples

  • A host uses a Schlage Encode smart lock integrated with their PMS to automatically generate a 4-digit code using the last four digits of a guest's phone number.
  • A property manager grants a cleaner a recurring code for an August Wi-Fi Smart Lock that only works on Tuesdays between 11 AM and 3 PM.
  • After a guest checks out, their unique code for a Yale Assure Lock automatically deactivates, preventing re-entry.
  • A host remotely unlocks a Kwikset Halo lock from their smartphone to let in a maintenance worker for an emergency repair.

Frequently asked questions

What happens if the Wi-Fi or power goes out at the property?+
Most smart locks are battery-powered, so a power outage will not affect their operation. If the Wi-Fi goes down, keypad codes and Bluetooth access will typically still function, as they do not rely on an active internet connection to work. Many models also include a physical keyway for a backup key as a final failsafe, ensuring access is always possible.
How are smart lock access codes sent to guests?+
Codes are typically sent to guests automatically via email or SMS a day or two before their arrival. This process is often managed through an integration between the smart lock's software and a Property Management System (PMS) or channel manager. The message containing the code is usually combined with other essential check-in instructions, such as the property address and Wi-Fi password.
Are smart locks more secure than traditional keys for a vacation rental?+
Yes, smart locks are generally considered more secure for rental properties. Unlike physical keys which can be lost, stolen, or copied, a unique digital code is assigned to each guest and automatically deleted after their stay. This eliminates the risk of previous guests re-entering the property. Additionally, hosts can remotely monitor access logs to see when the door was opened and by which code.
Do I need a specific type of door to install a smart lock?+
Most smart locks are designed to be a direct replacement for standard deadbolts found on residential doors in North America and Europe. Installation typically requires only a screwdriver and fits into existing holes. However, it is important to check the manufacturer's specifications for compatibility regarding door thickness, backset, and the diameter of the bore hole before purchasing.
